Burlington was one of the strongest markets in Halton in May. Sales climbed 10% year-over-year, the SNLR jumped from 36% last May to 46% — that’s right at the top of balanced and pushing toward sellers’ territory. Inventory eased from 4.05 months last May to 3.28 months. The story is broader market tightening, not a price spike: average prices are up just 1.5% year-over-year. Detached is the standout — sales up, prices up 11.5%, days on market down to 25.
Where the competition is in Burlington: Detached homes at 47% SNLR with just 2.73 months of inventory — the tightest segment in the city. If you’re shopping detached in Burlington, expect to move fast on the right home. Semi-detached cooled significantly from April’s 83% SNLR spike (small-sample volatility) back down to 36%. Townhouse and condo segments are more balanced — condos at 39% SNLR with under 5 months of inventory have actually tightened from last year, but they remain the friendliest segment for buyers.
The Bank of Canada’s next rate decision is June 10 — consensus expects another hold at 2.25%. Fixed mortgage rates have been creeping up over the past few months, tied to rising bond yields.
