Beyond that, Oakville is routinely ranked as one of Canada’s safest communities. It’s only about 30 km from downtown Toronto, but it doesn’t feel like it — the pace is different, the streets are quieter, and the green space is actually usable.

Oakville Housing Market Overview
Oakville’s housing market is more layered than it looks from the outside. In the south — south of the QEW in areas like Old Oakville, Bronte Village, Morrison — you’re looking at grand waterfront properties, character homes on larger lots, all the way down to original-condition, small bungalows or 1.5 storey homes on larger lots – many of these are being torn down for large modern style homes.
Moving north, the price-per-square-foot story changes. Glen Abbey, River Oaks, West Oak Trails, and Iroquois Ridge offer newer construction, larger floor plans, and more accessible prices — still premium, but a different tier from the lakefront pockets.
The north end — Joshua Creek, Palermo Village, Rural Oakville — is where luxury new construction and custom builds are concentrated. If you want a large lot, newer home, and top-tier finishes, that’s your search area.
The condo market is growing along Lakeshore and in the Kerr Village corridor, attracting both luxury downsizers seeking lake front views and entry level buyers priced out of freehold. The key is knowing which area fits your budget, lifestyle, and school priorities.

Oakville Neighbourhoods
Old Oakville
The original Oakville. Tree-lined streets, heritage homes from the early 1900s through mid-century, and walking distance to the harbour and Lakeshore Road’s shops and restaurants. One of the most prestigious addresses in town — and priced accordingly. Buyers here aren’t just looking for space, they’re buying location, character, and long-term value.
Bronte Village
A self-contained lakefront village feel that Oakville absorbed in 1962 but never erased. The harbour is the anchor — boats, restaurants, waterfront walkability rare in the GTA. Older character homes blended with newer infill. When something comes up here, it moves fast.
Glen Abbey
One of Oakville’s most recognized family neighbourhoods, built around Glen Abbey Golf Club. Mature streets, established homes, and a strong community feel define the area. It’s known for consistency — people move in and tend to stay. Abbey Park High School is a big draw, but it’s the overall neighbourhood that keeps demand high and turnover low.
Iroquois Ridge
Built around its schools, with Iroquois Ridge High School known for strong academic performance. While the school draws a lot of attention, the neighbourhood itself delivers — larger detached homes, a quieter feel, and a more structured, family-oriented layout. Buyers often come here for the schools, but stay because the area checks all the boxes.
River Oaks
Established family neighbourhood with mature trees and more accessible pricing than south Oakville. Solid all-around area for the Oakville address without the premium-end price tag. Mix of 1990s–2000s construction with good lot sizes.
West Oak Trails
Newer, family-focused, with ravine lots and trail access throughout. Sixteen Mile Creek runs through the neighbourhood. Popular with buyers who want modern layouts, top schools, and nature access right from the backyard.
Joshua Creek
Upscale newer construction on Oakville’s east side. Larger homes, bigger lots, and a quieter feel than the school-focused neighbourhoods nearby. Attracts buyers looking for space and quality without stepping into south Oakville pricing. Strong long-term value.
Morrison / Southeast Oakville
One of the most established pockets in south Oakville. Large lots, mature trees, and a mix of mid-century homes and custom builds. Walking distance to downtown and the lake in some areas. Inventory is limited — and when something comes up, it moves.

Schools in Oakville
Oakville is served by the Halton District School Board and the Halton Catholic District School Board. French immersion is widely available across both boards — if it’s a priority, it’s worth confirming the specific program and catchment for each address.
At the secondary level, well-known schools include Iroquois Ridge High School, Abbey Park High School, White Oaks Secondary School, Garth Webb Secondary School, and St. Thomas Aquinas Catholic Secondary School. Iroquois Ridge and Abbey Park are consistently among the top-performing schools in the region, and that demand is reflected in surrounding neighbourhoods.
White Oaks Secondary School is the area’s primary International Baccalaureate (IB) program location, offering a full IB pathway for students. If IB is a priority, this is typically the school families focus on.
For private school, Appleby College (founded in 1911) offers both boarding and day programs and is one of the most recognized independent schools in Canada.

Getting to Toronto by GO Train
Oakville has two GO stations on the Lakeshore West line — Oakville GO and Bronte GO. The Lakeshore West is one of the most reliable and frequent lines in the GO network. Travel time to Union Station is approximately 35–45 minutes depending on station and service level. For families with a Toronto commuter, this is genuinely one of Oakville’s selling points — the service is meaningfully better than the Milton Line.
Getting Around by Car
The QEW runs directly through Oakville with multiple interchanges, giving strong access east toward Mississauga and Toronto and west toward Hamilton. Highway 403 connects north toward the 401 corridor. Highway 407 (toll) crosses through the north end for faster inland routes.
Off-peak, Oakville’s highway access is excellent. Peak-hour QEW toward Toronto is real — but Oakville GO absorbs a significant commuter load, which takes pressure off the highway in ways Milton and Brampton can’t match.
