Halton Hills snapped out of buyers’ territory in May. Sales jumped from 48 in April to 72 in May — a 50% month-over-month rebound — and SNLR climbed from 29% to 41%. Detached sales were 65% higher month-over-month, days on market dropped to just 21, and the sale-to-list price ratio hit 99% — a strong signal that properly priced homes are moving quickly at or near asking.

Both townhouses and semi-detached homes hit a 100% SNLR — every listing that came to market sold. Those are thin segments (9 and 3 sales respectively), but the signal is unmistakable: small inventory, fast movement. If you’re shopping Halton Hills townhouses or semis, expect competition. Detached is more balanced at 36% SNLR and just over 4 months of inventory — a relatively healthy window for buyers. Condos remain a small, niche segment with limited inventory.

The Bank of Canada’s next rate decision is June 10 — consensus expects another hold at 2.25%. Fixed mortgage rates have been creeping up over the past few months, tied to rising bond yields.
