Oakville pushed past 300 sales in May for the first time in months — a notable rebound from 256 in April. Detached sales were up 28% year-over-year with average prices essentially flat (-0.1%). The detached market is genuinely active and balanced. Semi-detached, while a small segment, is tight at 60% SNLR and just 2.17 months of inventory — well into sellers’ territory.

The softer story is townhouses and condos. Townhouse sales were essentially flat year-over-year, but average price climbed nearly 6%. Condos remain the buyer-friendly segment in Oakville: 29% SNLR, 7.4 months of inventory, and average prices down 13.5% year-over-year. They’ve improved from April’s 11+ months of inventory but they still favour buyers heavily. If you’re looking for an Oakville condo, the data is on your side — more choice, less competition, softer pricing than last spring.

The Bank of Canada’s next rate decision is June 10 — consensus expects another hold at 2.25%. Fixed mortgage rates have been creeping up over the past few months, tied to rising bond yields.
